Minimum Age to Book: 25 years old (No exceptions)
Max Occupancy: 2 guests (2 children under the age of 12 are permitted as additional guests – Note: Children older than 12 are not permitted due to occupancy restrictions by the HOA. Entry will be denied if over the age limit)
Security Deposit: $3,000 (refundable on day of checkout
Rental Agreement: Must be signed prior to arrival
Parking: 1 standard size vehicle
Amenity Starter Pack: Includes hotel style soaps for each bathroom, 1 roll of paper towels, 1 roll of toilet paper, 4 trash bags, 1 kitchen sponge, dish towels, and a laundry pod pack. This is designed to get you through your first night only. Guests are responsible for purchasing additional supplies.

Check-in & Check-out: Check-in at 4:30 PM CDT & Check-out at 9:00 PM
WaterColor Trolley: Operates daily in season (April – Labor Day) from 9:30 AM – 5:30 PM
Community Access: Complimentary access to all WaterColor community swimming pools, including Camp WaterColor and the Beach Club. Guests must confirm the number of people in their party and complete the resort waiver at least 10 days prior to arrival to guarantee access.

No Parties/Gatherings: Strict no party policy; max 2 adults and 2 children under 12 years of age allowed

Good Neighbor Policy

This is a family-oriented neighborhood. Vulgar language, loud music, large parties, and unauthorized events are strictly prohibited. Complaints of noise, disturbances, HOA rule violations, or law enforcement involvement will result in eviction and forfeiture of all deposits.
