Welcome to “Nature’s Retreat," an enchanting vacation home nestled in the serene community of WaterColor. This luxurious retreat offers a private pool, large outdoor hardscape area, a charming carriage house, and exceptional amenities, perfect for large families or groups. With accommodations for up to 14 guests, it's an ideal choice for creating lasting memories.

**Important Information – Please Read**

– Minimum Age to Book: 25 years old (No exceptions)
– Incidentals Hold: $1,500. The hold is released on the day of checkout.
– Mail & Package Delivery: Mail forwarding is in place. Do not ship packages to the home. We cannot guarantee delivery.
– Rental Agreement: Must be signed prior to arrival
– Max Occupancy: 14 guests
– Parking: 3 standard size vehicles
– Check-in & Check-out: Check-in at 4:30 PM CDT & Check-out at 9:00 AM CDT
– WaterColor Trolley: Operates daily in season (April – Labor Day) from 9:30 AM – 5:30 PM
– Community Access: Complimentary access to all WaterColor community swimming pools, including – Camp WaterColor and the Beach Club. Guests must confirm the number of people in their party and complete the resort waiver at least 10 days prior to arrival to guarantee access.
– Kitchen: Standard appliances, traditional drip coffee maker
– Golf Cart: Not included, but available for rent through the HOA’s preferred vendor – House priced accordingly to accommodate for cost of rental cart.
– Amenity Starter Pack: Includes hotel style soaps for each bathroom, 1 roll of paper towels, 6 rolls of toilet paper, 8 trash bags, 1 kitchen sponge, dish towels, and a laundry pod pack. This is designed to get you through your first night only. Guests are responsible for purchasing additional supplies.
– Transportation: WaterColor Trolley circulates to neighborhoods, pools, and Beach Club

Main House Layout

First Floor:
Guest King Suite: King bed, walk-in closet, ensuite bathroom with double vanity, and walk-in shower.
Living Space: Open-concept with high ceilings, abundant natural light, two comfortable sofas, several chairs, and access to the screened in back porch.
Kitchen: Stainless steel appliances, marble countertops, island with bar stools for 4, family dining table with seating for 6
Additional Amenities: Powder room, laundry room, easy access to outdoor area.

Second Floor:
Master Bedroom with king bed, access to large balcony overlooking the pool area, an ensuite bathroom with dual vanity and a large walk-in shower.
Guest Suite with queen bed.
Bunk Room with 4 nautical themed twin bunk beds.
Shared Bathroom: Single vanity and shower
Den Area: Open concept seating area with a sofa and TV.

Carriage House – Guest Suite:
Living Space: Kitchenette, high-top table with barstools, seating area, TV, and a dedicated work space.
Bedroom: Queen bed, TV, en-suite bathroom with single vanity and tub/shower combo.

Outdoor Amenities:
Private Pool: Heated seasonally for an additional fee from October – April
Pool Area: Ample seating, large hardscape area that backs up to a nature preserve, a natural gas grill, and an outdoor shower area.

About The Area

WaterColor is a vibrant community offering four community pools, a pay-per-play tennis center, bike and hiking trails, and access to the renowned Gulf of Mexico beaches. The Town Center features indoor and al fresco dining options, quaint shops, upscale dining, and pedestrian-friendly sidewalks. Bicycle rentals are available for exploring the area.

Restrictions

Parking: No RVs, trailers, watercraft, or large vans; no overflow parking available
Events: No large gatherings or events; only registered guests allowed
Pets: No pets allowed
Max Occupancy: Strictly 14 guests
Age Requirement: 25 years of age or older to book and stay
Smoking: No smoking in the home, balconies, pool areas, or common areas
Food/Drinks: Not allowed in bedrooms
Rental Agreement: Must be signed to avoid cancellation without refund
Trolley Hours: Subject to change without notice
Golf Carts: Offsite rentals are not permitted – guests must rent through HOA’s preferred vendor.

Good Neighbor Policy

This is a family-oriented neighborhood. Vulgar language, excessively loud music, large parties, and unauthorized events are strictly prohibited. Complaints of excessive noise, disturbances, HOA rule violations, or law enforcement involvement will result in eviction and forfeiture of all deposits.
