Watercolor is a serene community nestled along Highway 30A in Santa Rosa Beach, Florida known for its beautiful resort style amenities and private beaches. Located directly in between Grayton Beach State Park and the idyllic town of Seaside – Watercolor is the perfect spot for both families and couples to escape to. You can enjoy access to Camp Watercolor, Watercolor Beach Club, their 10 private and heated pools (plus water slides!), restaurants, tennis center, hiking trails and town center shopping during your stay. This community is also easily walkable, or a bike ride/golf cart ride away from main activities.
(*Wristbands are required for entry to private amenities for all guests 5 years and older. These must be individually approved by Watercolor’s Homeowners Association prior to arrival.)
Beach Chairs and Umbrellas
We highly recommend reserving your beach chairs and umbrellas as soon as possible before your stay, as they book up fast and are based on availability/season and not guaranteed.

Watercolor guests cannot rent beach gear from a third party vendor on Watercolor’s private beaches. Watercolor’s reserved beach setups are for the first and second row of priority chair seating. If they are all booked up during your stay and you don’t have a reservation, you can check on the day-of as early as possible to try to rent third row and back seating from their on-site beach attendants only, or bring your own beach gear that must be set up behind priority rows. This is first come, first serve basis.
*There is an ADA accessible ramp available on the west boardwalk at Watercolor Beach Club to access Watercolor Beach.

Watercolor Trolley
The WaterColor Multi-Passenger Trolley offers convenient transportation for guests throughout the WaterColor Resort community. Trolley service is available daily from 9:30 AM – 5:30 PM, during peak season (April – Labor Day). The trolley stops at specific destinations throughout the resort, including WaterColor BoatHouse and Camp WaterColor, and it does require guests to adhere to all road safety standards, including wearing seatbelts. Open beverages are prohibited while riding on the trolley and children 5 and under are required to be in a self-provided and properly-secured child restraint device as required by Florida law. This complimentary service is provided by the WaterColor Community Association.
Bikes
If your vacation rental does not come with bikes, don’t worry! Adjacent to the WaterColor BoatHouse, the Bike Barn is located at 533 Western Lake Drive; and provides bicycles of all sizes and bike trailers (two-kid capacity). Call 1-866-651-1869 for more information.
Where can I park in WaterColor?
Parking is permitted in private driveways, parallel parking pads, and marked parking spaces throughout the WaterColor property. Parking is prohibited on the street, pine straw, sidewalks, or pathways.
- Rental guests may park in the 3-hour time-limited parking spaces in Town Center. Time limits will be strictly enforced.
- Rental guests may park in the Passport Parking locations at Town Center, Beach Club, and Camp WaterColor. Rental guests will need to launch a paid parking session within the Passport Parking App to park in these spaces.
- The parking lots behind the Town Center condos are for the exclusive use of homeowners and guests of those building addresses.
- Designated accessible parking is located in all lots and on WaterColor Boulevard South.
The WaterColor Town Center Public Parking Map identifies the locations of the lots and streets available for public/rental guest parking in Town Center.
The WaterColor Town Center Lot Map identifies the locations of the various lots established in the Parking Management Resolution. You must have a color-coded lot credential to park in the Blue, Purple, Red, or Green lots.
When do the seasonal parking rules apply?
The parking rules apply from March 1 – October 31, annually. During this timeframe, 3-hour time-limited and paid Passport Parking areas will be strictly enforced.
On a year-round basis, you must have a corresponding lot credential to park in a Town Center parking lot, unless the parking space is posted with a 3-hour parking sign.
Parking rules may be adjusted during special events. The WaterColor Community Association Board of Directors reserves the right to modify hours and times of year to respond to changing conditions.
What is Passport Parking?
Passport Parking is a digital parking management solution. The WaterColor Community Association has partnered with Passport Parking on the development of a WaterColor digital parking application and physical signage installed at Beach Club, WaterColor Boulevard South (east side of the street), and Camp WaterColor.
How much does parking cost?
The seasonal paid parking rate is $25 per transaction. Vehicles that violate the posted parking restrictions will be fined. Parking fines are calculated at $100 per fine. Paid parking hours in Town Center are from 7:00 AM – 5:00 PM. Paid parking hours at Camp WaterColor are from 8:00 am until curfew.
How do I use the Passport Parking App?
Before you park, download the Passport Parking App from the App Store to your phone. After you park, enter the posted parking zone, vehicle spaces, length of stay, and payment information in the app.
